We cater for students at Nelson Mandela University (NMU) only.

You are compelled to take it on 11 months this allows for overlap in Jan and Dec

The electricity for the Geyser usage is included in the rental. Excluded is your own electricity (varies between R30 and R100/month) and your parking at R75.00/m. We will be requiring 1 and a half months deposit.

General Orderly Code of Conduct

The main purpose of 29 Ivana is to provide a near ideal accommodation environment conducive for academic studies. All suggestions that will improve this goal are welcome. The purpose of this code of conduct is to ensure that there are firm guidelines as to the proper behavior at 29 Ivana.

These rules will be amended from time to time to ensure that they remain relevant. All additions will be made with full agreement from residents during their contract period.

The following actions will not be tolerated

  • Any behavior that interferes with the ability of any resident at 29 Ivana to study.
  • Any loud and noisy behavior. Sound systems and speakers will be banned. When listening to music, headsets must be used.
  • Intoxicated behavior or excessive consumption of alcohol on the premises. Alcohol is completely banned. On agreed Braai evenings approved by Management alcohol will be allowed. This will then be removed and locked away after the braai.
  • Smoking in the house, bedrooms bathrooms and lounge is prohibited! Smoke detectors will be installed in the house. Sensors in the roof above the ceiling will be permanently armed.
  • The use of any drugs in any form, including marijuana.
  • Any criminal activity including, but not limited to theft, assault and crimen injura (abusive language towards another resident).
  • Alterations to the fittings in the rooms, cupboards, desks, blinds, bookshelves. (If any requirements are not met i.e. that you need additional shelves, brackets, hooks or any other fittings installed, a request must be made to the owner and if reasonable and practical it will be supplied).
  • Any damage to the property of the owner or any co-resident.
  • Any action that endangers property or life of any co-resident.

The following is expected from residents

  • Music may be listened to at a level that does not interfere with a co-resident. Any complaint that the music is too loud means that the music maker must get agreement from the complainant that the level is soft enough or he must then switch to headphones.
  • Overnight visits will not be allowed . Everyone is paying for facilities at Ivana and this rule is to prevent one house mate of Ivana abusing facilities at the expense of other house mates
  • T.V. and social facilities are for the use of the house mates. It will not be allowed that the lounge and outside braai area be taken over by all and sundry and other during sport and other events. Social evenings must be booked and be in agreement with Management and other house mates’ academic requirements for study.
  • General household duties not covered by the domestic worker, must be shared by all the residents in an agreed equitable manner, i.e. the refuse bin has to be put out on a Sunday night, (before 08h00 on Monday).
  • Each student is responsible for making his/her bed daily and keeping their room tidy.
  • Dishes: Each student is responsible for cleaning up dishes after preparing food. A dishwasher is supplied and needs to be loaded and unpacked after use. When someone has used a utensil or kitchen appliance it will be enforced that HE cleans it immediately after use or eating.
  • General civilized hygienic standards must be maintained, i.e. bathrooms must be left in clean condition after use; dirty laundry and linen must be restricted to laundry basket or bag.
  • Each resident has to provide his own linen (two sets, one in use and one spare), duvet inner, pillows and towels. All linen and clothes must be marked if you want it washed by the Ivana Staff.
  • Gate remote is supplied to each resident. If lost R250 will be charged to your account to replace. In the event of a loss of a control it must be reported immediately so that the code on the gate can be altered.
  • It is expected that students monitor the electricity meter and assist in reminding Staff to order electricity from Landlord.
  • Washing is included in the rental. It will be strictly monitored and any extra washing will be billed.
  • Internet is provided with 33 GB per year. “Unlimited” Internet is available (price on request).
    Wireless as well as cables are available in each room.

Additional items of importance

Laundry

  • Each resident’s laundry and linen will be done once a week.
  • A roster is established at the beginning of the year whereby each student is allocated a day of the week for laundry.
  • All bedding will be changed once every 2 weeks
    Towels will be washed once a week with bedding.
  • Ironing will be done with discretion, i.e only where needed.
  • Arrangements can be made for excess laundry to be done – (Please liaise with Mrs. Beukes)

Grocery Cupboards

Lock up grocery cupboards are provided in the kitchen. If more than one cupboard is required, please ask.

Emergency Numbers/Parent’s Numbers

These numbers will be programmed into the telephone and displayed for co-residents to call in case of an emergency, or if resident run out of air time and urgently needs to call home. Please do not abuse the system. All calls are monitored on account listing from Telkom and if abuse is noticed, we will be compelled to bill your account.

Generally we would like the group of residents to take pride in their accommodation, respect the house and respect one another.
Talk if you have any problems and call on the owner if necessary.
